Armenia Properties is a new real estate company inYerevan, which offers high quality real estate and invites investors to Armenia.

The company was founded by Anthony Isahakyan in 2018. Before moving to Armenia, the businessman lived between Lebanon and UAE, and is mainly engaged in real estate and tourism businesses.

Why did he move to Armenia? Why is he engaged in the real estate business here? What does attract him? Banks.am received answers to these questions during the meeting in his office in Yerevan.

“I like people who leave a mark in history”

When entering the office, a work by Da Vinci catches the eye from the right wall of Anthony Isahakyan’s working room. The businessman notices the glance.

“I love Da Vinci, I love smart people, who want and change something in this world. If I ever leave my mark in history, I want to do it in the best way. I will make every effort for people to
talk and remember only good things about me. I am sure I will be mentioned as a good compatriot, that have done significant things to my country, motherland and family. This is also a way of making history.”

Decision to move

“First of all my blood, second, not less important, to make Armenia a better place, to develop the economy”.

Each country has pluses and minuses, but the positive prevails in my country.

He says he has no regrets about this decision, although the countries where he lived before and Armenia are radically different.

“Armenians have gone through many difficulties, which has caused totally different mentality. But day by day I am amazed with our younger generation, which is smart, educated, intelligent,
willing to change. You discover the downside when you start a business,” Anthony confesses, “ But the ability to focus on good in every bad helps to overcome any problem. On one hand people are very nice, friendly and helpful in Armenia, and on the other hand you discover the minuses when you are doing a business. People here are not used to a good customer service, but recently I can feel some changes to the good.

One of the reasons for establishing my company in Armenia is to provide good service not only in Yerevan, but also in the other cities and villages. I lived in the United Arab Emirates for 14 years, I gained much experience and I want to apply it here.

Moving to Armenia was not only difficult, but also challenging, as only half of my roots are
Armenian”.

Anthony’s mother is an Armenian. But since he was raised abroad, he does not speak Armenian-he understands the language, but can’t talk in Armenian.

Difficulties in doing business

“The first difficulty was the language barrier, the second-people, who kept persuading me to stop doing business here.”

Anthony says that nobody was able to stop him from his desire. He says, even though he is Armenian, people perceive him differently, especially in real estate market.

“It’s a sensitive market, difficult market, you should have knowledge and experience. We live in the 21st century, the era of technology, and the hard and problematic part in our
sphere is the change of paper maps to satellite, before the geodesy was made manually, nowadays with world geodetic system, and here the misunderstanding starts, especially in
regions.”

Establishing Armenia Properties

“The company was established in 2018, it was a thorny and hard trip, but we made it. Now we have several businesses and more to come”.

“Why have you chosen real estate market in Armenia?”

“My aim is always to go high, small targets or small plans are not for me. I always have to go big, it has to be intriguing for me to do it. In the same way I believe if you want to succeed, you
have to select something unique, challenging, that nobody can do, or which is difficult to accomplish. When I came here and learned about the real estate market, I noticed that there is
a big gap for Arabs. Big investors are looking for a new start in developing countries, like Armenia. I realized that it can be attracting for a lot of people and investors to come here.”

Anthony Isahakyan says that 99% of their clients are form the Gulf Region. They are interested in Armenia for several reasons.

“First of all it is the nature, the amazing and breathtaking nature of Armenia, Second - the distance, it only takes from 2 to 3 hours to arrive to Yerevan. The hospitality and the relatively affordable prices. However the main reason is the nature and quality of life. And as long as there are lots of new opportunities and we are a growing country, the majority prefer Armenia to other countries.

According to Anthony Isahakyan, their company’s customers are divided into three groups: clients searching for personal purpose investments, for business opportunities and silent
investors.

“The clients searching for personal investments, are usually looking for lands, mostly next to a river, lake Sevan, next to a forest, to build a beautiful and modern house for summer vacation.
Because the temperature in UAE in summer is reaching up to 50C and Armenia for them is just a Heaven.

The second type are the investors who are looking for new opportunities in business, which are to buy a land for agro-investment, or to build a restaurant, a hotel or a compound residential complex.

The third ones are investors who are buying, for later to resell.

Investors come to implement projects in Armenia due to favorable investment environment. Also the good relationship between the governments of Armenia and UAE is a big plus.”

Anthony Isahakyan details that it’s not easy to find premium lands in Armenia. The premium lands start from the location, the nearby infrastructures, the view, the shape of the land, the neighborhood, the distance from Yerevan.

“When you have a great view, clean environment, the nature is good, the river is close, this is what we call premium land and this is what we cannot find every day, because such lands are on high demand in Armenia.”

The team

“We are a family business. And those who work with us are like our family members.”

The team’s core is his wife. Anthony says everything they have today is thanks to her efforts. “We are like Yin and Yang, completing each other. Whatever happens she is always positive,
and spreading that energy to me.
